Annual Meeting Date and Location
The Annual Meeting was held May 15, 2024, at 6:30 pm.
The location was at Summit Church Boise, 10375 W. Overland Rd, Boise.
It is east of Five Mile on Overland Road on the south side of the road.
We did not have a quorum due to lack of attendance by our 304 homeowners
so, the discussions in the meeting were not actionable from the HOA members attending.
We needed only 30% or 92 HOA members in attendance or by proxy for a quorum.
Also, there was only one HOA member interested in helping the Board
besides the five current Board members out of 304 members. This support
by the 304 HOA members is not sustainable for the current Board members.
Disc GOLF COURSE IN PARK
A course of 5 poles and baskets have been installed in the Park.
Please do not enter a neighbor's property to retrieve any discs without their permission!
COBALT POINT:
Property by CITI Corp. north of the apartments withdrew its proposed building permit from
Planning and Zoning at Meridian City Hall in November.
The property is currently for sale.
IRRIGATION WATER:
Irrigation water has been turned on as of 4/12/24. The next week or two is probably a good time to get sprinkler heads filters cleaned for the upcoming water system.
Neighborhood Watch Meeting:
Meeting with Meridian Police department Crime Prevention unit was on Tuesday, August 30th, 2022 at 6:30 pm at our Sutherland Farm park. The meeting lasted about an hour or so.
Neighborhood Watch signs are located at all entrances to the HOA.
We had an incident with someone's Halloween decorations being stolen.
This is unfortunate and never something we like to see. If you have not done so, Ring products have been a great deterrent for many homeowners.
Homeowner Dues and Transfer Fees:
Homeowner Dues are invoiced quarterly in the amount of $100. Total annual dues are $400 for the period of January 1 to December 31 of each year.
The HOA does not have an electronic way for homeowners to pay their dues.
A personal check can be used to pay the quarterly dues or some homeowners
setup automatic check payments quarterly with their banks so they do not need
to worry about paying their quarterly dues. We have several homeowners that
have paid their dues for the full year of $400 so they do not need to worry about paying their quarterly dues. Dues are due to be paid when invoiced. Owing dues beyond the current quarter is subject to collection and as 12% interest charge per year. Dues are past due 45 days after being invoiced.
Failure to pay dues that are past due will result in filing a lien against your property for the unpaid dues and interest due.

When a home is sold in our subdivision, there will be no transfer fee assessed do to a new legislative law effective 7/1/2024. The Escrow company will be informed of this no transfer fee and will make a payment to Sutherland Farm HOA for any outstanding dues at closing.
Future Development: An Informational Neighborhood meeting by Baron Properties was attended by Sutherland Farm HOA.
The Project will be called Artisan Victory Marketplace. Original plat layout has been changed to lower units and different
locations of units.P&Z Meeting and City Council Meetings (Spring 2023). Ground breaking the last part of 2023 with
underground work through Fall 2023 and housing completed 2 year later in 2025.
Share your inputs and concerns. We are communicating with the developer and city. P&Z meeting is scheduled for April 6th, 2023. P&Z approved project at April 6th meeting with some open items needing fixed before sending to City Council.
Project will be reviewed at the City Council meeting on June 20, 2023. City Council approved this project.
The project was changed to being all residential and eliminated the commercial from the last platting.
RV & BOAT Parking
The City of Meridian and the HOA CC&R's limit parking of RV's, trailers, and boats to 72 hours of street parking. Furthermore, RVs in the subdivision are not allowed to be stored in the front of the property (i.e. the driveway). Exceptions are the 72-hr. rule or when approved by the HOA for special circumstance. The HOA's ACC and will be sending notices to all violators.
Please report these violations to the HOA ACC
Speeding in the neighborhood
Report to Meridian Police if you can identify these cars and get their plates. Also, let us know via Nextdoor or the Ring network.
Please be aware that children are back in school and there are bus stops in the neighborhood.
Watch your speed and be vigilant for children crossing the roads before and after school.
Many children in the areas especially in the am when it is still dark.
HOUSE PAINTING
Please note that color submissions for ACC approval are required prior to painting your house.
There is now a separate Form specifically for submitting your painting request.
Update on the Victory Development
Construction has started and the fence along our southwest border has just been completed in June 2022.
The Project is called The Point.
